View this service →Hutton is a hipped roof suburb, and once you notice that, most of what follows about roof glazing here explains itself. The estates that spread east from Shenfield through the nineteen twenties, thirties and fifties were built almost entirely without gables. Four sloping planes, a short ridge, tiles turning the corner on every side. It looks generous from the pavement and it is more constrained than it looks once you are inside the loft.

A hipped roof has no vertical gable wall. Instead the roof returns on itself at both ends, so the ridge is shorter than the building and every plane is a trapezium rather than a rectangle.
That shape has a direct consequence for glazing. The usable area of a hip roof plane narrows sharply towards each end, so a window placed near a corner has very little covering left between its side flashing and the hip. In practice most Hutton openings sit within the middle third of the plane, where the full height of the slope is available above and below. Establishing that available zone is the first measurement of a survey here.
Running from the end of the ridge down to each corner of the wall plate is the hip rafter, and it is the busiest timber in the roof. Every jack rafter on both adjoining planes bears on it, so it carries load from two directions at once.
Cutting into a common rafter to form an opening is routine: the neighbours are doubled, trimmers go in above and below, and the load redistributes. Doing the same to a hip rafter is a structural alteration with no simple equivalent, which is why openings are kept clear of the hip line rather than crossing it. That is a statement about the building rather than a preference.
Because the roof returns at both ends, the volume under a hipped roof is noticeably smaller than under a gabled one of the same footprint, and the full head height is confined to a narrow band along the ridge.
That is the honest constraint on a Hutton loft. There is usually enough room for a good room, and there is rarely as much of it as the outside suggests. Rooflights help here in a way dormers cannot, because a unit sitting flush in the slope takes nothing off the internal volume and adds light exactly where the ceiling is lowest and gloomiest.
The standard way to gain volume in a hipped loft is a hip to gable conversion, where one hip is built up into a vertical gable wall and the roof is extended over it.
It works and it is a substantial piece of building: new masonry or timber gable, new roof structure, new covering, and a planning question because it alters the roof shape significantly. Where the room needed is modest, two or three roof windows in the existing slopes deliver the daylight without touching the shape at all, and the job runs in days rather than weeks. Which route makes sense depends on whether you are short of light or short of space.
Hutton Mount is a separate proposition from the rest of the suburb: large detached houses on wooded plots, built from the nineteen twenties onwards, on roads that are private and maintained by the residents rather than adopted.
Two practical points follow. The roads carry restrictions on heavy vehicles and on parking, so a scaffold delivery and a skip both need arranging with the association rather than simply booked. And many of the plots carry restrictive covenants dating from the original sale, some of which touch alterations visible from the road. Checking the title before ordering is quicker than unpicking it afterwards.
Hutton existed as a village long before the suburb reached it, and the older fabric near the church and along the lanes behind it is protected, with a conservation area and listed buildings among it.
Inside that area the expectation is that anything cut into a visible slope reads as historically plausible: a slim cast frame, a central glazing bar, and the unit sitting flush in the plane of the tiles rather than proud. That is a conservation rooflight, and the same pattern is used across the protected parts of the county. Rear slopes hidden from public view are usually treated more generously.
The housing built around the Poplars site and on the estates that followed in the fifties and sixties is a different animal from the interwar stock: shallower pitch, lighter timber, and from the mid sixties onwards trussed rafters rather than a cut roof.
A trussed rafter is an engineered component with webs carrying load in tension and compression, and it is not cut and trimmed like a rafter. Windows on those roofs are sized to fit between trusses, which caps the clear width near 550mm unless an engineer designs a trimming solution. Two narrow units in adjacent bays gives more even light across a room than one wide one would.
The interwar Hutton roofs are largely sand faced concrete tile, a flattish profile laid single lap, and by now they are eighty or ninety years into a service life.
The flashing kit for that profile is a middle ground: not the deep apron a modern interlocking tile demands, and not the low profile kit a slate takes. Getting it right matters because a proud apron on a shallow tile leaves a route for wind driven rain. Age brings its own issue: tiles of that vintage go brittle at the nib and lose surface, so a proportion break during lifting. Sound tiles are set aside and relaid around the opening, and that expectation belongs in the quote.
Most Hutton houses have gained something at the back: an original outshut, a later kitchen extension, a garage link. Where a lower roof abuts the main hipped roof, a valley or an abutment is formed and water concentrates there.
A valley carries run-off from two planes at once, which makes it the least forgiving place on the roof. New openings are kept clear of it by a comfortable margin, ideally a full tile course beyond the side flashing, so the unit is never asked to work against water arriving from an adjoining slope. On a hipped roof with a rear addition, that constraint plus the hip lines can leave a surprisingly small target area.
A great many Hutton semis carry a flat roofed rear addition or a flat roofed garage from the seventies and eighties, and those decks are now several coverings into their life.
They are good candidates for flush glazing because the room below is directly under the roof. The kerb goes to 150mm from the finished surface to its top, which is the sum of the depth of water that can stand on a flat roof and the height wind driven rain can be pushed up a vertical face. Where the deck has sagged between joists and water stands for more than forty eight hours after rain, the fall is corrected first and the flat rooflight goes into a roof that drains.
The typical interwar Hutton plan puts a landing and a bathroom in the middle of the first floor, and both can end up with borrowed light or none.
A sun tunnel solves that without structural work, because the duct is small enough to pass between rafters and the roof end is weathered with a flashing chosen for the covering exactly as a window would be. A rigid duct holds its reflectivity better than a flexible one over a long drop, and a straight vertical route delivers considerably more light than one that has to work its way around a water tank.
Where a Hutton loft has been insulated between and beneath the rafters to a modern standard, the internal lining around a new opening can be 250mm deep or more.
A square reveal at that depth behaves like a chimney. It throws a hard edged rectangle of light onto the floor and leaves the surrounding ceiling dark, which makes a generous window feel mean. Splaying the lining outwards, so it opens towards the room, spreads the light across the ceiling and roughly doubles the apparent size of the opening. It costs a little more plastering and nothing at all in glass, and it is the cheapest improvement available on the whole job.
Because every hipped house has four planes, orientation is less of a constraint here than elsewhere: there is nearly always a plane facing a useful direction. Choosing between them is the real decision.

A loft room has the covering close overhead and very little mass between the glass and the pillow, so rain noise registers here more than it would in a ground floor kitchen.
Two specification choices reduce it meaningfully. Laminated glass in the outer pane damps the drumming, because the interlayer absorbs vibration that a single thickness of glass transmits. And an asymmetric unit, with the two panes at different thicknesses, breaks up the resonance rather than reinforcing it. Both are ordered with the unit and neither can be added afterwards. Blackout blinds run in side channels within the frame and are ordered at the same time, because an east facing slope in June makes its point at half past four in the morning.
Installing a new rooflight or replacing an existing one is notifiable work under Building Regulations in England. Part L covers thermal performance, Part K applies where there is a risk of falling, and Part B applies where a unit serves as a means of escape from a room in the roof.
