17 things worth knowing about Basildon roofs

Basildon is the easiest town in Essex to survey and one of the hardest to generalise about, which sounds like a contradiction until you have been on a few roofs here. A development corporation built most of it between 1949 and the early nineteen seventies, using a limited set of standard house types repeated across Fryerns, Barstable, Vange, Laindon, Lee Chapel and Pitsea. Learn one roof and you have largely learned a thousand. What varies is what has happened to them since.

House types repeated by the hundred, and what that predicts

The corporation worked from a catalogue. Terraces of four and six, semi-detached pairs, short terraces of maisonettes, and a small number of detached types on the outer edges. Within one neighbourhood you will find the same roof geometry on street after street.

The practical value of that is precision before anybody climbs a ladder. Span, pitch, rafter or truss spacing and covering can be established from the type rather than guessed, which means the emailed range on a Basildon address arrives narrower than it would elsewhere. What cannot be predicted is the alterations: re-coverings, added extensions, converted lofts and replaced windows have all happened at different times to houses that started identical.

Corporation roof pitches, and why they run shallower than you expect

Postwar building economised on roof timber and covering, and the result across Basildon is a lot of roof laid between seventeen and thirty degrees rather than the thirty five to forty five of the interwar suburbs.

That is the number that decides the product. Most roof windows want fifteen degrees minimum, and several popular models want twenty, so a shallow Basildon slope narrows the field rather than closing it. Below the manufacturer’s stated minimum the weathering is no longer warranted, and the honest alternative is a kerb built up to carry a flat rooflight instead of forcing a pitched unit into a slope that will not take it.

The pitch is measured on the roof, not read off the house type.

A Basildon terrace roof is one continuous plane over four, six or eight houses, and Right to Buy has left those planes divided between owner occupiers, private landlords and the council.

That has two consequences. The visual one: a new unit in a front slope sits within a run that neighbours also see, so position and alignment with the courses matter more than they would on a detached house. The practical one: any work that touches the covering at the boundary needs the adjoining owner to know it is happening, even where consent is not formally required. Both are settled before the order rather than on the morning of the install.

In the roof void of an estate terrace the party wall usually rises to the underside of the covering, sometimes in blockwork and sometimes in a lighter fire-stopped construction.

Its exact position is not always where the wall below suggests, and on some types the wall is offset from the ceiling line by the thickness of a plate. That matters when an opening is being set out close to a boundary, because the trimmer has to bear on structure that belongs to the house it is serving. Where the intended position lands too near the line, the unit moves a bay rather than the wall being adapted around it.

Some of the earliest Basildon housing carries a shallow mono-pitch or a genuinely flat deck, particularly on the smaller terraces and the link blocks between them.

Those decks are the best candidates in the town for flush glazing, because there is no pitched detail to negotiate and the room below is directly under the roof. The condition of the covering is the whole question. Several generations of felt and single ply have passed over these roofs since the fifties, and where the current one is at the end of its service the sensible sequence is to re-cover and glaze into a new surface in one visit.

Flat roofed maisonette blocks, and who has to agree

Basildon has a great deal of two storey maisonette accommodation, where an upper flat sits over a lower one with a shared roof above.

Roof glazing is technically straightforward on those blocks and administratively is not. The roof is almost always retained by the freeholder or managed on their behalf, so consent under the lease comes before Building Control and before any order. That consent typically asks for a specification, a method, and confirmation that the covering will be made good to the freeholder’s standard. It is a conversation with a lead time, which is why it starts early.

Radburn layouts, rear footpaths and getting a scaffold in

Many Basildon neighbourhoods were laid out on Radburn principles, with cars kept to one side and pedestrian routes to the other. The consequence is that the garden side of a house frequently faces a footpath rather than a driveway.

Getting scaffold and materials to a rear elevation across a public footpath needs a licence from the highway authority and hoarding or a walkway to keep the route open. It is routine work but it is not free, and it belongs on the quote rather than appearing as a surprise. On the courtyard parking layouts, the more common problem is simply distance: the nearest place a lorry can stand may be some way from the house.

Interlocking concrete tile at low pitch, and the head lap it needs

The default Basildon covering is a deep profile interlocking concrete tile, laid fast and laid low. At the shallow end of its range that tile relies on head lap and on the underlay beneath it rather than on gravity alone.

Cutting an opening into it demands the flashing kit designed for that profile depth. A low profile kit intended for slate or plain tile bridges the troughs and leaves a gap that wind driven rain finds. The other detail specific to shallow pitch is the underlay apron at the head of the unit, which has to be dressed and lapped so water running down the underlay is carried over the flashing rather than behind it.

Re-covered roofs, and what has changed since 1958

Very few Basildon roofs are still on their first covering. Batch re-roofing across whole streets happened repeatedly, and individual owners have re-covered since.

The thing to check is the battens and the underlay rather than the tile. A roof re-covered in the seventies over the original bitumen felt sarking behaves differently from one done in the two thousands over a breathable membrane, particularly around ventilation. Opening a roof reveals which you have, and where a new unit is going into an older build-up the ventilation path around it is designed for the roof that actually exists.

What the truss centres allow on a Basildon estate roof

The later Basildon estates, and much of the private building that filled the gaps from the seventies onwards, use trussed rafters at six hundred centres.

A truss is an engineered component whose webs carry load in tension and compression, and it is not a rafter that can be cut and trimmed around. In practice a window is sized to fit between trusses, which caps the clear width near 550mm unless an engineer designs a trimming solution. Two narrow units in adjacent bays gives more even light than one wide opening would have done, and it keeps the structure untouched.

Basildon plots are generally regular, often generous at the rear, and the standard addition is a single storey extension across the back of the house.

The choice on that new roof is between a roof lantern and flush glass. Width settles it. On a narrow return of two and a half metres a raised lantern makes the ceiling feel lower rather than higher. On a full width rear of four metres or more the converging bars give the room height and direction. Either way the kerb goes to 150mm from the finished surface, which is the sum of the water that can stand on a flat roof and the height wind driven rain can be pushed up a vertical face.

Insulation added over decades, and the void it left

A house built in 1955 has usually had loft insulation added three times, each layer laid over the last, and the current depth bears no relation to what the roof was designed with.

Two things follow. The reveal below a new opening can be far deeper than expected where insulation has been taken up between rafters as well as across the ceiling, and a square reveal at that depth throws a hard edged rectangle of light onto the floor. Splaying the lining outwards spreads the light across the ceiling and roughly doubles the apparent size of the opening. The second is that insulation stuffed into the eaves has often closed the ventilation path entirely, which is worth correcting while the roof is open.

The A127 and the A13 bracket Basildon north and south, and a good deal of housing sits within earshot of one or the other. Add rain falling on glass directly above a quiet room and the acoustic question becomes real.

Two specification choices help meaningfully. Laminated glass in the outer pane damps the drumming, because the interlayer absorbs vibration that a single thickness of glass transmits. And an asymmetric unit, with the two panes at different thicknesses, breaks up the resonance rather than reinforcing it. Which way a Basildon estate roof faces

The neighbourhoods were laid out on curved roads and closes rather than a grid, so rear elevations within one street can face three different directions. Orientation moves the glazing specification more than the size does.

Loft conversions are common on the cut roof types and rare on the trussed ones. Where a conversion goes ahead, one unit in the new room usually has to serve as a means of escape.

That sets a minimum clear opening area with a minimum dimension in both directions, and a sill within a defined height band above finished floor. A centre pivot window does not give the same clear opening as a top hung one of the same external size, because the sash sits across the middle of the aperture when open. The other decision worth making at first fix is a cable for an electric opener, which costs almost nothing before the plasterboard goes on.

Notification, and the estate conditions worth checking

Fitting a new rooflight or replacing an existing one is notifiable under Building Regulations in England, engaging Part L for thermal performance, Part K where there is a risk of falling and Part B where a unit serves as escape. Sunspire handles the notification as part of the job.

Planning is separate. For most Basildon houses rooflights fall under permitted development provided the unit projects no more than 150mm beyond the existing roof plane and sits no higher than the ridge. Those rights do not extend to flats and maisonettes at all, and on some of the later private estates a planning condition or a title covenant restricts alterations to the roof. Both are checked before anything is ordered.
