View this service →Grays sits on the north bank of the Thames, and the ground under it was quarried for chalk long before most of the town was built. That history is still doing work on the roofs. The older streets went up for the quarry and cement trade, the estates behind them are postwar, and the largest single piece of Grays housing was laid out in the nineteen nineties on the floor and the lip of a worked out chalk pit. Three roof structures, three different sets of problems, sometimes within half a mile of each other.
What follows is the working detail: the coverings a survey actually finds here, the pitches that rule certain units out before any product conversation starts, what estuary air and a lorry route do to glass and fixings, and how notification works in a unitary borough. Grays was a quarrying town before it was a commuter one. Chalk was worked from pits that now hold Chafford Gorges, the retail ground at West Thurrock and a great deal of housing, and what came out of them fed cement works along the riverside. The legacy is a ground profile that changes sharply over short distances: firm chalk in one street, backfill and made ground in the next, softer alluvium on the low land nearer the water.
None of that touches a pitched roof. It matters a good deal to a flat one, because a flat roof works by holding a fall of around 1:80 across its whole surface, and a deck that has settled unevenly no longer delivers it. Where a kerb is going into an existing flat roof here, the first thing worth establishing is whether water still leaves that roof the way somebody once drew it.
The streets around the High Street and the station are late Victorian and Edwardian: two storey brick terraces with a single storey rear outshot, built for people working the pits, the works and the wharves. The main range usually carries Welsh slate at something around thirty five degrees. The outshot behind it is shallower, occasionally much shallower.
Slate takes a low profile flashing kit dressed tight to the covering, and it is unforgiving of a proud fixing because there is nothing in the surface to hide one. Slates are nailed rather than hung, so stripping back around an opening means cutting nails and re-fixing the perimeter courses with copper tingles. It is slower than lifting interlocking tiles and it wants a slater’s hand. A price that assumes otherwise has not been up there.
A great many older Grays roofs were re-covered in interlocking concrete tile through the sixties, seventies and eighties. From the street the change is obvious once you know the tell: a deeper profile, a coarser gauge, a heavier ridge line above a house whose brickwork says slate.
Two things follow. The flashing kit is chosen for what is on the roof now rather than for what the house was built with, and a deep profile concrete tile needs a kit made for that depth or the apron bridges the troughs and lets driven rain travel under it. Second, a re-cover often kept the original battens and underlay, and a concrete tile is considerably heavier than the slate it replaced. Opening the roof around the proposed position is the only honest way to find out what is holding it up.
The postwar estates at Little Thurrock, Blackshots and the ribbon behind the town were built at pitches that would have been unthinkable a generation earlier. Interlocking tile made it possible, because a side lock holds out water that a plain tile roof could only shed with steepness and lap.
At a shallow pitch the head lap around an opening is doing more work and has less help from gravity, so the apron has to sit down into the profile and the soakers have to run further up the slope than they would at forty degrees. It also sets a floor. Most roof windows want fifteen degrees as a minimum, and some are rated from ten with a specific underlay detail, below which the manufacturer will not stand behind the weathering. Under that figure the honest answers are a kerb carrying a flat rooflight, or a sun tunnel where the room has no roofline of its own.

Chafford Hundred went up on land the quarries had finished with, and almost every roof on it is a trussed rafter roof. The webs and the bottom chord are engineered components carrying load in tension and compression. Cutting one is not the same operation as cutting a rafter in a traditional roof, whatever it looks like from a loft hatch.
So a roof window here is sized to fit between trusses rather than through them, which usually caps the clear width at about five hundred and fifty millimetres unless an engineer designs a trimming solution with proprietary hangers and the calculation to go with it. Two narrow units spaced to the truss centres is very often the better looking answer as well as the simpler one, because the pair reads as deliberate where one squeezed unit reads as a compromise.
Some of the Chafford housing stands directly on the edge of the old workings, with the ground dropping away into what is now a nature park. The aspect is why people bought there. It is also why those roofs behave differently from the ones two streets inland.
A roof with nothing in front of it takes wind at full strength, and a rooflight kerb standing proud of the covering gives it a face to lift against. On those plots the upstand goes to the top of its range rather than the bottom, fixing centres around the kerb come in, and flashing laps are set generously rather than to the minimum on the instruction sheet. The unit is the same as anywhere. The perimeter work is not.
Flat roofs are everywhere in Grays: single storey rear additions, integral garage decks on the estates, link sections between a house and its garage. Most drain to a single outlet or to a rainwater head on a flank wall, which is a small target for a large area of water.
A kerb placed upstream of that outlet changes the flow pattern across the surface, so the order of work is to establish the fall and the outlet position first and decide where the glass sits second. Water standing more than about forty eight hours after rain is ponding, and ponding against a kerb finds any weakness in a detail eventually. Where an old domed unit is already sitting in a deck of this kind, a like for like replacement into the existing kerb is frequently a single day, and a wider rear extension can take a roof lantern instead.
The Thames is wide at Grays and the air coming off it carries salt. Less of it than at the open coast, and it arrives in weaker concentrations, but the mechanism is the same and it works over years rather than seasons on anything ferrous and on the cut edges of coated metal.
The specification answers are unglamorous and worth insisting on. Stainless in A4 grade rather than A2 for exposed perimeter fixings. A powder coat rated for a coastal environment on aluminium frames and flashing trims, with the paperwork to say which. A factory finish on a timber framed unit rather than a coating brushed onto a cut end on a windy day, because that cut end is where weather starts.
Glass in a horizontal plane collects whatever lands on it, and in this corner of Thurrock that includes road film off the A13 and the A1089 as well as the ordinary leaf litter and moss. A flat rooflight a few hundred metres from a lorry route looks tired sooner than the same unit twenty miles inland.
Two things help. A self cleaning coating on the outer pane uses daylight and rain to break down organic soiling and carry it off, which lengthens the interval between washes rather than removing the job. And a kerb tall enough to keep a clear drainage path around the frame means debris washes away instead of banking against it, because a bank of silt at the frame is what leaves a mark on the glass and a slow problem underneath.
Rain on glass is louder than rain on tile, and where a house already sits within earshot of the dock road the two sources stack rather than take turns. It reads as tolerable at handover and less so by a third winter.
Two choices make a measurable difference and both are made at order. Laminated glass in the outer pane damps the drumming, because the interlayer absorbs vibration that a monolithic pane passes straight through. An asymmetric unit, where the two panes differ in thickness, breaks up the resonance instead of reinforcing it. Neither can be retrofitted to a sealed unit, which is why the question belongs in the first conversation. The background reading is in the guides.
Grays carries flats and maisonettes above the shops in the centre and in blocks across the estates behind it. Permitted development rights for rooflights apply to houses. They do not extend to flats and maisonettes, so a planning application is the starting position rather than the exception.
A second permission runs alongside it. Under most leases the roof and the main structure stay with the freeholder, so any alteration through the covering needs written consent from them and usually the involvement of whoever manages the building. That is a longer road than a survey and worth starting before a unit is chosen, because the answer occasionally changes the specification rather than just the timetable.
The borough’s protected fabric is concentrated inland in village cores such as Orsett and Horndon-on-the-Hill rather than spread across the twentieth century housing that makes up most of Grays. For a large share of addresses here the question is a permitted development one, with the standard conditions: no more than one hundred and fifty millimetres of projection beyond the plane of the existing slope, and nothing standing above the highest part of the roof.
Where an address does fall inside a designated area or the building is listed, the requirement is usually a unit that reads as historically plausible: flush or close to flush, a slim dark frame, a central glazing bar. Thurrock is a unitary authority, so Building Control for a Grays address sits with the borough rather than being divided between a district and a county as it is across most of Essex. Fitting a new rooflight, or putting a modern unit into an existing opening, is notifiable work in England. Part L governs thermal performance, Part K applies where there is a risk of falling, and Part B comes in where the unit serves as a means of escape.

Grays is on the line into Fenchurch Street, which is why so much loft work here produces a fourth bedroom rather than a study. Once a loft becomes a habitable room the escape provision applies, and a roof window is the usual way of meeting it.
The numbers decide the position. The unit has to give a clear openable area of 0.33 square metres, with a clear height and width of at least 450mm each, and the bottom of that opening has to sit between 800mm and 1100mm above the finished floor. On a shallow postwar pitch, a given rise eats a long run of slope, so that band can push the window further down the roof than the room’s layout would like. Working it out at design stage is the difference between a VELUX unit in an escape specification and a second attempt.
The terraces around the centre front straight onto the pavement, and many have no rear access beyond a gate onto a shared alley too narrow for a full sheet of anything. Parking sits on both sides for most of the day.
That shapes the method rather than blocking it. A tower or scaffold on the frontage needs a licence from the borough and a suspended bay, arranged in advance rather than on the morning. Where the work is on a rear slope and the alley will not take the load, material goes through the house with the floors protected and waste comes out the same way. Whatever the route, the roof is closed and watertight at the end of every working day.
The survey is the point at which a range becomes a price, and on a Grays roof it works through a specific list. What the covering actually is rather than what the house was built with. The pitch, taken properly. Whether the structure is cut or trussed. Whether a flat roof still falls to its outlet. Where the ceiling line sits, because that decides the depth of the internal reveal. And how material reaches the roof at all.
