Replacing a rooflight like for like
The straight swap is the best outcome available on a replacement. The opening stays exactly where it is, the structure is untouched, the covering is disturbed only at the perimeter, and the room below is back in use the same evening. It is also the outcome most jobs can reach, provided the right questions are asked before an order goes in.
What follows is what like for like means in practice, the conditions that allow it, and the handful of things that are new even on the simplest version of this job. It is one of the routes described on the skylight replacement page, and by some distance the most common one across Chelmsford and the towns around it.
What like for like actually means on a roof
Like for like describes the opening, not the product. It means the hole in the roof structure keeps its dimensions and its position, the kerb or the trimmed frame around it is reused, and the new unit is selected to land on the same lines as the old one.
Everything else can change and usually does. The glass will be a generation or two better. The frame material may be different. The flashing will certainly be new. What stays constant is the geometry, and geometry is what costs money to alter.
The four conditions that allow a straight swap
Four things have to be true, and all four are established at survey rather than assumed from a photograph.
The structural opening has to be sound, with the trimmers or kerb timbers dry throughout and firm at the base where fixings will land. A current unit has to exist that fits the measured opening, either directly or with a lining adjustment of a few millimetres. The covering around the opening needs enough life left to be worth working into. And the room use has to be the same, because a rooflight that now serves an escape route or a shower enclosure carries requirements the original may never have met.
The same size does not mean the same product
A great many people expect a replacement to be the identical item in a new box, and on a unit fitted in 1998 that item has not been made for twenty years.
Ranges are revised continuously. Frame profiles get slimmer, sash depths change, glazing specifications move on, and hardware is redesigned. What manufacturers do maintain, and this is the useful part, is the external frame dimension of their common sizes, because the entire installed base depends on it. So the modern equivalent generally drops into the same opening while being a substantially different piece of engineering.
Identifying what is already there from the frame itself
Almost every roof window and most flat rooflights carry a data plate. On a centre pivot window it is usually on the top edge of the sash, visible when the pane is swung. On a flat unit it may be on the underside of the frame at one corner, or on the internal face where the lining meets the frame.
That plate carries the manufacturer, the model or range, the size code and often a production date. A single photograph of it does more than a page of measurements, because it identifies the unit exactly and lets the current equivalent be looked up rather than deduced. Where no plate survives, the frame profile, the hinge type and the way the flashing sits will usually place it within a generation.
Cross referencing an old unit against a current range
Manufacturers use their own size codes and they do not share a system, so a code from one maker means nothing to another until it is converted to millimetres.
The safe method is to take the code back to its published external frame dimensions, compare those to the measured opening on site, and only then look for equivalents. Same maker to same maker is usually a clean substitution. Crossing between makers works more often than people expect, because several ranges settled on similar module sizes decades ago, but it is checked against the physical opening rather than a chart. Where the original size no longer exists at all, that is covered on matching a replacement to an obsolete size.
Where a current unit is deeper than the one leaving
Modern units are frequently thicker through the frame than their predecessors, because a warm double glazed unit with a laminated inner pane is simply a heavier build than early double glazing.
On a roof window this shows as a sash that stands a few millimetres higher relative to the tile line, which the flashing kit is designed to accommodate. On a flat rooflight it shows as slightly more of the unit standing above the kerb. Neither is a problem in itself. Both change where the internal lining meets the frame, which is why the reveal is expected to need a little making good even on the simplest swap.
Flanges, and how the new frame lands on the old line
A flat rooflight is held down by a flange that sits on top of the kerb and is mechanically fixed through it. The width of that flange, and how far the frame oversails the kerb, varies between makers.
An older unit with a wide aluminium flange replaced by a current one with a narrow bonded edge will leave a visible band of kerb top that was previously covered, and the covering dressed up the kerb has to be brought to the new line. This is small work and it is not free. It is also the single most common reason a job described as a straight swap acquires half a day of roofing.
The internal lining, and how little of it has to move
The reveal is the part the household actually looks at, so what happens to it decides whether a replacement feels tidy or unfinished.
Where the new frame lands on the same line as the old one, the plaster is cut back at the junction, the frame is set, and the perimeter is made good in a band of perhaps thirty millimetres. Where the frame sits deeper or the flange is narrower, more of the lining comes back. Either way there is a decorating job at the end, and it is priced rather than discovered. If the existing reveal is square rather than splayed and the plaster is coming off anyway, splaying it while it is open costs very little and improves the light noticeably.
Fixed for fixed, opening for opening
Swapping a fixed unit for a fixed unit is the simplest version of the job, since there is no hardware and nothing to operate.
Swapping an opening unit for an opening unit is nearly as simple, provided the opening mechanism is the same family. A centre pivot for a centre pivot keeps the same clear opening geometry and the same relationship to the flashing. Going from centre pivot to top hung changes the clear opening, the escape performance and how the sash sits when open, so it is a specification decision rather than a substitution, even though the frame size is identical.
Keeping the same operation without keeping the same mechanism
An owner who has operated a rooflight with a pole for two decades often assumes the replacement must work the same way. It need not, and the moment the old unit comes out is the cheapest opportunity to change it.
A solar powered actuator carries its own panel and battery on the frame and needs no cable at all, which on a finished ceiling is frequently the deciding factor. A mains actuator is quieter and stronger and wants a supply run. The frame size, the opening and the flashing are unaffected by any of it, so this is a genuine like for like job with better operation at the end. The flashing kit is new even on a straight swap
This surprises people and it is not negotiable, because it is geometry rather than preference.
A flashing kit is manufactured to a specific frame profile and a specific covering depth. An apron that was dressed to a sash profile from 1995 will not sit correctly against a current one, and the difference of a few millimetres at the head is exactly where wind driven rain gets in. Where the original detail was hand dressed in lead and is in good order, the lead still comes off, because it was worked to the shape of the frame that is leaving. It is stripped, kept and goes for recycling.
A one day programme, hour by hour
A single straight swap into a sound opening runs to a familiar shape.
- First hour. Room protected, floor and furniture covered, access set up, new unit unwrapped and checked against the measured opening before anything is stripped.
- Morning. Covering or tiles stripped back around the opening and stacked, old unit lifted out upwards so nothing drops into the room, kerb top or trimmers cleaned off and checked.
- Early afternoon. New frame set, levelled, mechanically fixed, and weathered.
- Late afternoon. Covering or flashing dressed and made good, internal lining cut in, site cleared and the roof watertight before anybody leaves.
Why a straight swap is still notified
Replacing a rooflight in an existing dwelling is controlled work under the Building Regulations regardless of how simple the job is. The new unit has to meet a maximum U-value under Part L, measured for the whole unit rather than the glass alone.

What sits behind a straight swap price
Sunspire quotes a range by email once the basics are known, then a fixed written figure after a survey. On a like for like job the range is usually tight, because the largest unknown in any rooflight project, the opening itself, has already been removed.
What moves the figure inside that range is the unit specification, whether the covering needs more than a local reinstatement at the perimeter, and access. A rear extension roof reached off a garden in Springfield is a different proposition from a third storey slope over a narrow side return. The findings that turn a straight swap into something larger
Three discoveries change the job, and all three are looked for deliberately at survey rather than met on the day.
Soft timber at the base of an upstand, which means the new frame has nothing sound to fix into. Wet insulation across an area of a warm deck flat roof, which means water has been travelling for some time. And a covering that is itself at the end of its life, where setting new glass into it moves the problem along by a year or two rather than settling it. Whether the existing upstand survives is set out on reusing an existing kerb and when not to.
When staying the same size is simply the better answer
There is a persistent idea that a replacement is a wasted opportunity unless the opening gets bigger. Frequently it is not.
Enlarging brings structure, a longer programme, Building Control interest in the opening as well as the unit, and considerably more plastering. Where the existing size lights the room properly, where the roof is trussed and the width is already at its practical limit, or where the household simply wants the work done in a day, the same size is the right call and the improvement in the glass alone is substantial.
