When the opening has to change size

Most replacements keep the opening exactly as it is. Some cannot, and a smaller number should not. Once the dimensions of the hole in the roof are on the table, the job stops being a swap and becomes a small piece of construction, with structure, temporary support, Building Control and a good deal more plaster attached to it.

None of that is a reason to avoid it. It is a reason to know about it before an order is placed rather than at four o’clock on a Tuesday with the roof open. This page sets out when the size genuinely has to move, what each kind of change asks of the building, and where the sensible line sits between altering the roof and altering the unit. It runs alongside the other routes on skylight replacement.

Three situations that force the size to change

The first is that nothing available fits. Openings formed before the mid nineteen seventies were set out in feet and inches, and current ranges are built on metric modules that do not land on those numbers.

The second is that the room has changed use. A loft room that is now a bedroom needs an escape opening with a minimum clear height, clear width and area, and a window fitted in 1990 may fall short once the sash is swung. The third is that the daylight was never adequate and the household has decided that a replacement is the moment to settle it. Only the first two are obligations. The third is a choice, and it is a good one when the structure allows.

Easing an opening by twenty millimetres, and where that stops

There is a large difference between adjusting an opening and altering it, and the boundary is whether anything structural is touched.

A great many openings can be eased by fifteen or twenty millimetres by taking back the internal lining and the packing behind it, without a saw going near a rafter or a trimmer. That is often enough to let the next standard size up drop in. Beyond about twenty five millimetres the lining has run out and the timber itself is in the way, and from that point the job is structural regardless of how modest the increase sounds.

Enlarging within the same structural bay

The cheapest enlargement is one that runs with the structure rather than across it. On a pitched roof that means growing the opening up or down the slope, between the same two rafters, which needs only the trimmers at head and sill moved.

The trimmers are cut out, new ones fitted at the revised positions, and the rafters either side are unaffected. The covering is stripped back further, the underlay is dressed into the new frame, and the flashing kit is sized to the larger unit. It is half a day of carpentry on top of the swap and it carries no calculation. Where a longer window is as useful as a wider one, and in a room with a sloping ceiling it very often is, this is the route to take.

Cutting a rafter, and what arrives with it

Widening means crossing a rafter, and a cut rafter has to have its load taken by something else.

The standard answer is a trimmed opening: the rafters either side of the opening are doubled, sometimes tripled, and trimmers are fitted across head and sill to carry the cut member. The load from the cut rafter transfers into the trimmers, then into the doubled rafters, then down to the wall plate and the purlin as before. In a traditional Essex cut roof with rafters at four hundred or six hundred centres, cutting one is routine carpentry. Cutting two starts to want a look at what the roof is doing, and cutting three is a design question.

A flat roof works the same way with different words. The deck spans across joists, the joists span between walls or beams, and an opening that crosses a joist needs trimmers to redistribute what that joist was carrying.

Two things make flat roofs less forgiving than pitched ones. The joists are often doing more work, because a flat roof carries the water and snow load without shedding it. And the deck is frequently the only thing bracing the joists against twisting, so cutting a large hole in it changes the behaviour of the members around it. Where the opening runs across the span rather than with it, the trimming gets substantial quickly.

An opening that runs with the span is always cheaper than the same area of glass running across it.

Widening against lengthening, and which the roof prefers

Given a free choice, the roof would rather grow the opening in the direction of the span every time.

The practical consequence is that two narrower units side by side frequently deliver more daylight for less money than one wide one, because neither crosses a member.

Trussed roofs, where the size question closes early

Housing built across Essex from the nineteen sixties onwards is largely trussed. The estates at Great Notley, South Woodham Ferrers and Beaulieu Park, and most of Basildon and Harlow, are full of them.

A truss is an engineered component in which the webs and the bottom chord carry tension and compression, joined by pressed steel plates that cannot be reproduced on site. Cutting a web is not comparable to cutting a rafter. In practice this caps the width of an opening at whatever fits between trusses with nothing cut, typically around five hundred and fifty millimetres at six hundred centres. Enlarging beyond that needs a structural engineer to design a solution, and the honest answer on many trussed roofs is a second window rather than a wider one.

Making an opening smaller, and why it is rarely the easy option

Reducing an opening sounds simpler than enlarging one and it is usually not, because it means building new structure into a hole rather than taking it away.

New trimmers have to be fitted and properly connected to the existing framing so the reduced opening is stiff. The deck or the roof covering has to be made continuous across the area that has been closed, which on a flat roof means new deck, new insulation, new membrane and a joint that is as good as the original. Insulation has to be brought in to match the surrounding build-up, and the ceiling below has to be closed and finished. It is usually the right answer only where an oversized opening is causing overheating or where an escape window is being relocated entirely.

The kerb when the opening moves

On a flat roof the upstand is built off the deck around the opening, so any change to the opening means a new kerb. There is no version where the old one is trimmed to suit.

This is not a loss. A new kerb is built to current practice, which means the correct height above the finished surface for the position, insulation carried up the outside face so the perimeter is not a cold bridge, and a top set level and out of wind so the frame seats without packing. It is half a day of carpentry and it is the most valuable half day on the job, because the upstand is what stands between the glass and the water lying on the roof.

Where the ceiling below has to come down as well

An opening that changes size in the roof structure changes the opening in the ceiling too, and the ceiling is the part the household lives with.

On a pitched roof with a sloping ceiling on the rafter line, the plasterboard is cut back to the new lining position and made good in a band. Where there is a flat ceiling and a light well between it and the roof, the well has to be rebuilt, which is a larger job than the roof work above it. On a warm deck flat roof with a plasterboard ceiling fixed directly under the joists, the ceiling opening is reformed with new noggins and the lining is rebuilt around it. In every case the plaster disturbance extends further than the glass does.

Temporary support while the structure is altered

Between cutting a member and completing the trimming, something has to hold the roof up, and that something is temporary support designed for the job rather than improvised.

On a pitched roof this is usually props to a sole plate spreading the load across the ceiling joists, taken down to a solid floor where possible. On a flat roof it is props under the joists either side of the cut, set before anything is removed. The support stays until the permanent trimming is complete and fixed. The reason this matters to a household is noise, mess and access: the room below is genuinely out of use for that period, and knowing it in advance is better than finding out.

A beam, a calculation and what it adds to the programme

Beyond about a metre and a half of opening, or wherever the load cannot reasonably be carried by doubled timbers, a steel enters the job.

That brings a structural engineer, a set of calculations, a fabricated beam with a lead time, padstones or spreaders at the bearings, and fire protection where the beam is exposed. It also brings a different Building Control conversation, because the calculations are submitted and the bearings are inspected. None of it is a problem. Building Control once the structure is altered

Every rooflight replacement is notifiable work. Altering the opening adds structural alteration to what is being notified, which changes the nature of the inspection rather than the fact of it.

The inspector is interested in the trimming and how load is transferred, the bearings if there is a beam, the thermal performance of the new unit under Part L, the insulation continuity at the newly formed perimeter, and Part K guarding or Part B escape provision where either applies. Insulation and airtightness at a freshly cut edge

A newly formed opening edge is raw construction, and it is the moment when the perimeter detail is either done properly or stored up as a problem.

The insulation has to be carried tight to the frame with no void, and on a warm deck it has to be turned up the outside of the kerb so the thermal line is continuous from roof to unit. The air barrier has to be taped or sealed to the frame rather than left to the plaster. Where either is missed, the perimeter runs cold, moisture forms within the construction on cold nights, and marks appear on the reveal of a brand new installation. That failure looks exactly like a leak and it is not one.

How far the plaster disturbance actually spreads

The honest scope is wider than most people picture, and it is the item most often missing from a cheap quotation.

A straight swap disturbs a band of perhaps thirty millimetres around the frame. An enlarged opening means the entire reveal is new, on all four sides, plus the junction where the reveal meets the ceiling. On a splayed reveal, which throws light much further into the room than a square one, the plastering is a genuine trade day rather than a make good. Decoration follows. The sensible approach is to price it as part of the work and to take the opportunity to splay the lining while the plaster is off, because that improvement costs nothing in glass and a great deal in effect.

Choosing between a larger opening and a bespoke unit

The decision that resolves most of these jobs is whether to move the roof to suit the unit or the unit to suit the roof.

A bespoke unit made to the measured opening costs more than a standard size and adds two to four weeks of lead time, and it leaves the structure entirely alone. Enlarging costs carpentry, temporary support, possibly a calculation and definitely more plaster, and it delivers more daylight. On a trussed roof the bespoke unit usually wins outright. On a traditional cut roof where the increase runs with the span, enlarging is cheap enough to be worth it.
