Replacing a rooflight in a finished loft room
A loft room changes a rooflight job more than any other room in a house. The ceiling follows the rafters, so the glass is only a few hundred millimetres from a decorated surface on every side. There is insulation in the slope, a plastered reveal built tight to the old frame, and quite often a bed directly underneath it.
This page is about that specific situation: taking a tired roof window out of a converted loft and putting a new one in without turning the room into a building site. It is one of the more common jobs across Chelmsford and the towns around it, because the wave of loft conversions from the late nineteen eighties onwards is now carrying glass that has reached its age. Why a decorated room underneath sets the method
On a new installation the opening is formed first and the room is built around it afterwards, so the plasterer arrives last and everything lands where it should. A loft room reverses that order entirely.
The finished lining is already there and it was built to the frame that is leaving. That single fact governs the unit that can be ordered, how the old one is taken out, how far the covering can be disturbed, and how much decorating follows. Every decision on the day is measured against a plaster line that nobody wants to disturb.
Taking the old window out upwards, not downwards
An old roof window can be removed in two directions and only one of them is acceptable over a carpet.
Lifting it out from the roof side means the tiles are stripped back first, the flashing is peeled off, the fixing brackets are released through the outer frame, and the whole assembly comes up and away onto the roof. Nothing crosses the room. Pushing it inwards is quicker on a bare shell and it sends thirty years of dust, brittle timber and old mastic straight down onto whatever is below. In a finished loft room the work happens from above and the room stays a room.
The lining, and how tightly it was fitted
The internal lining of a loft rooflight is usually plasterboard on a timber sub-frame, skimmed and painted, returning from the ceiling to the inner edge of the window frame. Older conversions sometimes used a timber lining with an architrave.
What matters is the last fifty millimetres, where the board meets the frame. Some installers set the board short and beaded it, which gives a clean break and lets a new frame land without the plaster moving. Others skimmed hard against the timber, which means the plaster and the frame are effectively one component and the plaster edge will come away with the old window. That is visible from the floor with a torch held at a shallow angle, and it is worth knowing before the price is agreed.
Frame depths that moved between generations
Roof window outer frame widths and heights have been fairly stable for decades, which is why like for like swaps are usually possible. Depth has not been stable at all.
A window from the nineteen eighties carried a slim single glazed or early double glazed sash in a shallow frame. A current unit has a deeper sash to hold a thicker warm unit, a wider air seal and a different relationship between the frame face and the tile surface. The consequence inside is that the reveal meets the new frame at a slightly different point. Ten millimetres either way is nothing structurally and everything visually, and it is the reason a small amount of plastering belongs in the quotation rather than in the conversation on the day.
Insulation in the slope, and what is found at the reveal
Opening up a reveal in a loft conversion tells you how the slope was insulated, and Essex conversions come from three broad eras.
Early work often has a thin quilt between the rafters and nothing under them, with an air gap that may or may not still be clear. Work from roughly two thousand two onwards usually has rigid board between and a layer under the rafters, which is where the depth of the reveal comes from. Recent conversions carry a full warm build-up with a taped membrane. The window frame has to be insulated back to whichever of those it meets, because an uninsulated collar around a new rooflight is a cold ring that condenses and marks the paint within one winter.
The air and vapour layer at the frame
This is the detail that separates a replacement that stays dry from one that leaves a grey line around the reveal after two years.
Warm moist air from the room tries to move up through the ceiling into the roof build-up. Where the lining is cut back around a window, the vapour layer is cut with it, and if it is not reconnected to the new frame the room breathes into the insulation at exactly the coldest point. The correct detail is an insulated collar around the frame with the vapour layer taped to it, then the plasterboard reinstated over the top. It takes twenty minutes and it is invisible, which is precisely the kind of detail that carries the ten-year workmanship guarantee.
Rafter centres, and whether the opening can stay
A converted loft has a trimmed opening: the rafters either side were doubled and trimmers were fitted above and below, usually when the conversion was built.
If the new unit matches the old outer frame size, that trimming is untouched and no structural work happens at all. Where the size has to change, the trimmers move, and in a finished room that means plasterboard off the slope for a metre around the opening. The question of a size change is a bigger subject and it is covered on when the opening has to change size. On most loft replacements the answer is that the structure is left exactly as it is.
Working around furniture and a carpeted floor
The practical protection in a loft room takes about half an hour and it makes the difference between a tidy job and a fortnight of finding grit in the carpet.
Furniture directly under the opening comes out of the room or moves to the far wall and gets sheeted. The floor is covered from wall to wall, not just under the window, because dust travels further than people expect in a room with a sloping ceiling. Where the opening is over a stair void or a fitted wardrobe, that is flagged at survey rather than discovered when the first tile comes off. A dust sheet taped across the opening from inside catches the fine material that comes down while the outer frame is being released.
Tiles, slate and the courses that come off
A roof window sits in a covering and the covering has to come back around the new flashing kit, so how far it is disturbed depends on what is on the slope.
Concrete interlocking tiles, the default across the post-war Essex estates, lift and relay readily and spares are usually easy. Plain clay tiles on the older terraces come off in courses and are stacked in order, because they are nail fixed and the ones that break are the ones nobody can match. Natural slate needs the courses above stripped further back to get at the nails, and slate hooks or tingles are used to refix the ones that cannot be nailed. On a handmade clay roof in Thaxted or Coggeshall, the tiles are handled one at a time and the allowance for breakages is agreed in advance.
The flashing kit, and why it is always new
The kit that weathers a roof window is matched to a particular frame profile and a particular covering depth. It cannot be carried across.
An apron that was dressed to a nineteen ninety sash has taken the shape of that sash over thirty years of thermal movement. Set against a new frame it will not sit down. Old lead soakers come off, are kept and go for recycling. The new kit is chosen by covering profile: plain tile, deep interlocking tile, slate and low profile pantile each take a different one, and the depth of the covering is what decides it rather than what is convenient to order.
Underlay at the opening, and the drainage gutter behind it
Under the tiles is a felt or membrane, and around a roof window it does a specific job: it collects any water that gets past the covering and takes it around the frame and back onto the roof below.
Old bituminous felt from an eighties conversion is usually brittle at the opening and torn at the fixings. It is cut back to sound material and a new drainage apron is dressed over the top of the frame and lapped into the existing underlay above, so water arriving from higher up the slope crosses the window rather than stopping at it. On a breather membrane the same principle applies with different tapes. Getting this wrong produces a slow mark on the reveal that looks exactly like a failed seal and is not one.
Ventilation in a converted loft
Loft rooms make more moisture than their floor area suggests, because they are frequently bedrooms and a sleeping adult puts a surprising volume of water into the air overnight.
Older conversions relied on the roof void breathing at the eaves, and then a later insulation upgrade closed that path off. A replacement is a good moment to sort it: a trickle vent in the new frame gives background ventilation, and choosing an opening unit rather than a fixed one lets the room be purged in the morning. Where the window is high on the slope and hard to reach, an electric opener turns ventilation from an intention into a habit.
Reach, poles and windows above a stair
A loft room often has its window higher than the one in a bedroom below, because the ceiling follows the slope and the sill has to clear the knee wall.
Anything with a handle above about two metres is operated with a pole, and a pole in a room with a sloping ceiling is awkward to store and irritating to use. Where the window sits over a stairwell or a void, it may not be reachable at all. Both cases point at a motorised unit, and the cable decision is easiest at the moment the lining is open. A solar powered actuator avoids the cable entirely and is often the right answer in a room with a sealed ceiling.
Blackout, and the east facing slope in June
A loft bedroom under glass is bright very early. On an east facing slope in Essex the sun is on the pane before half past four in midsummer, and a curtain over a sloping window does nothing at all.
Blinds for roof windows run in side channels within the sash, which is what stops them sagging away from the glass. Those channels belong to the frame generation they were made for, so an existing blind will not transfer to a new window. Ordering the blind with the unit gives an exact fit and costs less than sourcing one later, and in a room that is slept in it is rarely something people regret buying.
Making good, and who holds the brush
The honest position on a loft replacement is that a band of plaster around the reveal will need attention, and the size of that band is set by how the original lining was built.
A beaded lining usually needs the bead re-set and a narrow fill. A lining skimmed hard to the old frame needs the perimeter cut back cleanly, a new bead fitted and the reveal re-skimmed. Either way the plaster is left ready to decorate rather than painted, because matching an existing colour on a sloping ceiling is a job for whoever chose it. What the quotation should say is which of those two it has allowed for, and that follows from a survey inside the room rather than a photograph.
What the survey looks at from inside
Half of a loft replacement survey happens in the room, not on the roof, and it takes about twenty minutes.
The data plate on the sash edge, which gives the manufacturer, model and size code directly. The frame outer dimensions, measured at the reveal. How the lining terminates at the frame, checked with a torch at a low angle. The depth of the reveal, which indicates the insulation build-up behind it. Whether the sill height suits an escape route, which is judged against the clear opening rather than the frame size. And the access route for materials, since a roof window on a rear slope over a narrow side return is a scaffold conversation and one over a garden very often is not.
What the day itself looks like
A single roof window into an existing trimmed opening in a tiled slope is one day in ordinary weather. Two on the same slope are one day as well, since the access and the strip-back are shared.
The order is fixed. Protect the room, get the new unit onto the roof and check it against the measured opening before anything is stripped, take the covering back, release and lift out the old window, prepare the opening, set and fix the new frame, form the insulated collar and reconnect the vapour layer, dress the underlay apron, fit the flashing kit, relay the covering, then finish the reveal inside. The roof is closed and watertight before anyone leaves, whatever the forecast has decided to do.
