Can a rooflight be fitted from inside?

The short answer

Partly, and the honest split is roughly half and half. The carpentry, the frame setting, the insulation collar, the vapour apron and the whole of the internal lining are done from inside. The weathering is not. The flashing has to be dressed onto the covering from above, the tiles or slates have to be cut and laid back around it, and no amount of ingenuity gets a lead apron under a course of tiles from a loft hatch.

Pitch decides which units are permitted. Most roof windows want 15 degrees as a minimum; below that the manufacturer will not warrant the weathering.

So the useful question is not whether a rooflight can be fitted from inside, but how much external access a particular roof needs and for how long. On a low single storey slope reached off a garden that can be a couple of hours on a roof ladder. On a second floor slope it is a scaffold. The two halves of the job, and which one needs the roof

Think of a rooflight installation as a hole and a lid. The hole is formed, framed, insulated, sealed against air movement and lined, all of which happens in the space you already occupy. The lid is set into the covering and made to shed water, which happens in the plane of the roof.

The frame itself sits across the boundary. It is usually offered up from inside, pushed out through the opening, and then fixed and levelled with one person inside and one outside checking the diagonals. That is the moment the job genuinely needs both sides at once.

What is genuinely done from inside

More than people expect, and it is the majority of the hours on a straightforward installation.

  • Marking the opening and confirming it against the actual timbers rather than a drawing.
  • Cutting the rafter, fitting the trimmers, doubling the neighbouring rafters.
  • Fixing the frame and packing it square.
  • Wrapping the insulation collar around the outside face of the frame.
  • Taping the vapour control apron from the frame onto the ceiling membrane.
  • Forming the reveal, boarding it, plastering the splayed head and the vertical sill.

All of that is dry, indoor work that carries on regardless of the weather, which is one reason the internal half of a job is rarely what holds up a programme.

Why a flashing cannot be dressed from below

A flashing kit works by lapping. The apron at the sill sits over the tiles below it, the side pieces sit under the tiles beside them, and the top flashing sits under the tiles above. Each piece has to be placed while the courses around it are off the roof, then the courses go back on top in the right order.

That sequence is only available from the outside. Reaching from inside gives you access to the underside of the battens, which is the wrong face for every one of those laps. The same applies to the drainage gutter formed in the underlay above the head of the frame, which is cut, dressed and supported from above.

Every one of the four laps around a roof window is made from the top face of the roof, which is why the covering comes off around the opening.

Units designed to pass through the opening

Some manufacturers publish an installation route where the frame is offered up and secured entirely from the room below, with the sash clipped in afterwards. It is a genuine feature and it reduces the time spent on the slope, particularly on a steep Victorian pitch where standing on the covering is awkward.

What it does not remove is the tiling and the flashing. It changes the external work from most of a day to a shorter, better organised period on the roof, which matters on a house where the access arrangement is expensive by the day. Ask about it where the slope is steep or the scaffold is a real line on the quote.

Roof ladders, and the roofs that allow them

Where a slope is low, sound and reachable, a properly footed ladder to the eaves and roof ladders hooked over the ridge give safe working without a scaffold. That is common on rear additions, garages and side returns across the Essex terraces.

Where it stops working is height, edge exposure and the condition of the covering. A brittle old concrete tile will not carry point loads reliably, and a second floor eaves with a paved yard below is a different risk entirely. Sun tunnels, and the part that still happens up top

A sun tunnel comes closest to an inside job. The ceiling diffuser, the tube run and the insulated collar are all installed from within the loft, and on a trussed roof the whole route can be threaded between members with nothing structural touched.

The roof terminal is still a roof terminal. It has its own flashing, matched to the covering exactly as a roof window’s is, and it is set from above. The advantage is that the external element is small, so the external half of the day is short. The full sequence is on sun tunnel installation.

Flat roofs, where the balance reverses

On a flat roof the proportions flip. The kerb is built off the deck from above, the covering is dressed up its sides from above, and the unit lands on top from above. The only work from inside is the trimming of the joists, the insulation at the perimeter and the internal lining.

What makes flat roofs easier is that the working surface is level and the edge can be protected simply. What makes them harder is that the roof is genuinely open while the kerb is built, so the weather forecast governs the day. The roof is closed and watertight before anyone leaves, whatever the forecast has decided to do.

Why it stays a two person job

Setting a frame square is the reason. A roof window that is out of square by a few millimetres across the diagonal will bind on the gasket at one corner and will never quite close cleanly for the rest of its working life, and that is far easier to detect and correct with somebody on each face.

Handling is the other reason. A glazed unit at the larger end of the domestic range is awkward rather than heavy, and getting it onto a slope single handed is where people get hurt. Two people also means the roof gets closed faster at the end of the day, which matters more in February than in June.

What this changes about a quote

Ask any quote to say what the access arrangement is, how long it stands and who pays for it, because that is where the internal and external halves of the job show up as money. A quote that assumes ladder access on a roof that genuinely needs a scaffold will change on the morning, and that is a conversation nobody wants at eight o’clock.
