The roofs Margaretting actually has

A barn conversion is consented on the basis that the building still reads as what it was. New window openings in the walls are usually limited and sometimes refused outright, which means the daylight has to arrive through the roof. That single planning fact is why so much of the glass in Margaretting sits in a roof slope rather than an elevation.

Peg tiles, pantiles and what each needs at the opening

Handmade peg tiles vary in camber, thickness and length across a single roof, because they were made by hand and then weathered for a century. A standard pressed flashing kit assumes a uniform tile and sits proud on a roof like that. The answer is usually dressed lead: a soaker to each course, an apron at the head, and skirts worked into the tile line by hand.

Pantiles are the other awkward one. The roll is deep, so a shallow apron bridges the trough and leaves a gap that wind pushes water through. Either a kit made for a deep profile or lead dressed into the roll will do it. Tiles lifted to form the opening are set aside and re-laid, because the reclaimed ones match and new ones never do.

Working within the Margaretting conservation area

Parts of the parish sit within a designated conservation area, and further protection applies around the older buildings. Two things follow. Permitted development rights are frequently restricted by an Article 4 direction, so the assumption that a rooflight needs no application does not hold automatically here. And where an application is required, the roof slope that faces a public view is treated quite differently from the one that does not.

Conservation rooflights, and the detail that gets them approved

The unit that satisfies a conservation officer has a recognisable shape. A slim frame in a dark finish, usually black, a single vertical glazing bar down the centre so the opening reads as two panes rather than one sheet, and a profile that sits within the plane of the tiles rather than standing off it.

The visual test is the depth. A modern white surround projecting fifty millimetres above the tile line is visible from the field and reads as new. The glazing behind the bar can be modern and thermally efficient; it is the frame that has to behave.

Long unbroken roof slopes and where the light should land

A barn is deep in plan and high at the ridge, which is a gift for daylight if the glass goes in the right place. A rooflight high on the slope throws light a long way across the floor, because the sky it sees is at a shallow angle to the far side of the room. The same unit low down near the eaves lights the wall beneath it and little else.

Spacing is the other half. Setting units on the bay rhythm, one per bay or one in every second bay, produces an even wash rather than bright rectangles with dark gaps between them. It also happens to be the arrangement that looks deliberate from outside.

Ventilating a converted agricultural roof

Most barn conversions end up with a warm roof or a hybrid, with insulation between and over the rafters and the historic timber left exposed to the room. Where a cold roof has been formed instead, there is a ventilation path running from eaves to ridge above the insulation, and a rooflight sits directly in it.

An opening interrupts that path unless air can travel around it. The detail is a counter batten arrangement carrying air past both sides of the trimmed opening and back into the main void above. Getting it wrong produces a cold spot, then interstitial condensation, then a wet mark on the plasterboard some distance from the actual cause.

Insulation depth, and the reveal it creates

A converted barn roof is thick. Between rafter insulation plus an over-rafter layer can put three hundred millimetres or more between the outside of the tile and the inside of the ceiling, which means the rooflight sits at the end of a deep tunnel.

Left square, that tunnel behaves like a chimney and delivers a hard-edged block of light. Splayed, with the lining opening outwards towards the room, it spreads across the ceiling and reads as roughly twice the size. On a build-up this deep the splay is not a refinement, it is the difference between a good rooflight and a disappointing one, and it costs plaster rather than glass.

The Wid runs through the parish and the ground either side of it is low and slow to drain. Modern flat roofed additions on those plots are worth surveying carefully, because a roof that has settled slightly on soft ground loses its fall before anything else goes wrong.

Water that is still standing more than forty eight hours after rain is ponding, and ponding around a kerb finds any weakness in the detail below it. Access on a village plot with a single track approach

Access changes the price more often in Margaretting than the glass does. Farm tracks, unmade lanes, verges that will not take a delivery lorry after rain, and yards shared with a working business all show up in the parish.

What the survey establishes is simple and practical. Whether a scaffold can be erected on the ground available, whether there is a hard standing to bring material onto, whether the approach is wide enough for the delivery, and where the stripped covering goes while the roof is open. None of that is glamorous and all of it is in the fixed figure rather than discovered on the day.

The older cottages along Main Road run at a steep pitch, commonly forty degrees and upward, which is genuinely good news. Steep slopes shed water fast, so the weathering demand on a flashing is lower than on a shallow roof, and the manufacturer’s minimum pitch is never in question.

A steep pitch also changes the internal geometry. The head of the opening is a long way above the sill, so a roof window in a forty five degree slope gives a tall clear view of sky and needs less splay at the top than at the bottom. The usual internal detail is vertical above the window and horizontal below it, which puts the sill at working height and lets the light run into the room.
