Rooflights for a loft conversion

A loft conversion is the one job where the rooflights are not an addition to the room. They are the room’s only relationship with the outside, and their number, size and position decide whether the finished space feels like a proper storey of the house or a boarded attic with a bed in it. Get them right and nobody ever mentions them again. Get them wrong and the room is dark at one end, too hot in July, and short of the escape route Building Control was expecting.

Essex has an enormous amount of convertible loft space, and the county’s mixed stock means the answer differs street by street. The rooflight-only conversion, and why it is the common route

The simplest loft conversion keeps the existing roof shape entirely and puts roof windows into the existing slopes. No dormer, no change to the external form, no alteration to the ridge. It is the cheapest route, the fastest, and by a distance the least likely to attract planning attention.

It works where the existing headroom is already sufficient, which in practice means an older house with a reasonably steep roof. It does not create floor area, it reveals it, so the whole feasibility question comes down to what is already up there rather than what could be built.

Head height, and the 2.2 metre working rule

The usual first test is whether there is at least 2.2 metres from the existing ceiling joists to the underside of the ridge. That figure is not a regulation. It is a rule of thumb that allows for a new floor structure over the existing joists, an insulated ceiling under the rafters, and about two metres of usable standing height in the middle when both are finished.

Measure it before anything else. A Victorian terrace with a 45 degree roof usually clears it comfortably. A 1970s house with a shallow trussed roof frequently does not, and no amount of glazing fixes a room you cannot stand up in. The measurement takes two minutes with a tape and it settles the whole conversation.

Where a rooflight lands relative to the new floor

This is the detail that catches people out most often. The new floor in a loft conversion sits above the existing ceiling joists, typically 150mm to 250mm higher once new joists are in. Every vertical dimension in the room shifts up by that amount, and so does the apparent position of a rooflight.

A window that would have had a comfortable sill height against the old joists can end up sitting awkwardly high once the floor is built. The setting out therefore works from the finished floor level, not the existing one, and on a conversion that means the window position is agreed from a section drawing rather than from standing in the loft with a marker pen.

Escape windows, and the clear opening they must give

A habitable room in a loft conversion needs a means of escape, and on a single storey extension into a roof over a two storey house that is normally an escape rooflight. The guidance figures are specific: an unobstructed openable area of at least 0.33 square metres, with a clear opening at least 450mm high and at least 450mm wide.

Those two figures work together. A window that is 450mm wide and 450mm high gives around 0.2 square metres and does not satisfy the area, so an escape unit is meaningfully larger than the minimum dimensions imply. Manufacturers list which of their models meet it, and the escape versions usually have a different opening mechanism, often a top hung sash that swings clear rather than a centre pivot.

An escape rooflight is a specific product, not a standard unit that happens to open.

The sill height, and the 800 to 1100 band

The bottom of the openable area of an escape window is expected to sit between 800mm and 1100mm above the finished floor. Below 800mm it becomes a falling hazard, above 1100mm it is too high to climb through in an emergency.

On a pitched slope, that band converts into a horizontal position on the roof, and the conversion is governed by the pitch. On a steep 45 degree roof the window sits close to the eaves. On a shallower 30 degree slope the same sill height puts it further up, further from the wall and further from the low part of the room. Which is why the pitch, the floor level and the escape rule between them often decide the position before anyone has considered the view.

Rooflights in a purlin roof

Most pre-war Essex houses have a cut roof with purlins, horizontal beams running across the rafters part way up the slope and propped off the internal walls. The purlin is structural and it is usually right where somebody wants a window.

There are three routes. Place the unit below the purlin, which is common and often lands neatly in the escape band. Place it above, which suits daylight but rarely suits escape. Or alter the purlin, which turns the job into a structural exercise with a calculation behind it. The first is the default, and it is why on a great many conversions the windows sit in a line at roughly the same height.

Rooflight or dormer, and the trade between them

A dormer creates headroom and floor area; a rooflight collects daylight. They solve different problems and the choice usually comes down to whether the room needs space or light.

The common outcome on a family conversion is both: a rear dormer to give a standing area and a bathroom, with rooflights in the front slope where a dormer would be visible from the street and would need permission.

Two storeys, three storeys and the change in fire strategy

Converting a loft over a two storey house creates a third storey, and that engages a more demanding fire strategy than most people expect. The staircase becomes a protected route, doors onto it are upgraded, and the escape rooflight is part of the package.

Where the house is already three storeys, converting the loft makes a fourth, and at that point an openable rooflight no longer satisfies the escape requirement on its own. A sprinkler system or a fully protected stairway is normally involved. Establishing which storey count applies is one of the first things the Building Control conversation settles, because it changes the specification of the units themselves.

Daylight targets for a habitable loft room

The usual starting figure is a glazed area of at least a fifteenth to a twentieth of the floor area for adequate daylight, and rather more than that if the room is to feel bright rather than merely lit. Because a rooflight faces the open sky rather than half of it, it delivers substantially more illuminance per square metre than a vertical window of the same size.

In practice, a loft bedroom of around 14 square metres usually wants two units rather than one. Two smaller windows spread across the slope light the room far more evenly than a single larger one, which throws a bright rectangle onto one part of the floor and leaves the corners dim.

Positioning for the view, not just the light

A roof window in a pitched slope is a window you look through, not just up at, provided the bottom of it is low enough. On a 40 degree pitch with the sill at around 900mm the view from a standing adult is out and down, across the gardens, and the room reads as a proper storey.

Push the same window a metre further up the slope and the view becomes sky only. The room is just as bright by the meter and feels considerably more enclosed. The escape band and a good view usually want the same thing, which is one of the few places in this trade where a regulation and a preference pull in the same direction.

Insulation depth, and what it does to the reveal

A converted loft needs the rafter line insulated to current standards, which typically means insulation between the rafters plus a continuous layer under them. Where the existing rafters are only 100mm deep, as on many Victorian roofs, they are often deepened, and the total build-up from the underside of the tiles to the plaster can reach 200mm or more.

That depth is the reveal. Around a rooflight it forms a tunnel, and a square tunnel throws a hard rectangle of light and leaves the ceiling around it dark. Splaying the reveal, so it opens outward towards the room, spreads the light and makes the opening look considerably larger, and on a deep loft build-up the difference is dramatic. Ventilation once the rafter line becomes the ceiling

Two ventilation requirements meet in a loft room. The habitable room itself needs background ventilation and a means of purge ventilation, and an openable rooflight provides the purge. The roof construction needs its own ventilation strategy, which changes completely once the loft becomes a warm room.

Before conversion, the loft is a cold ventilated void with insulation at ceiling level. After conversion, the insulation moves to the rafter line and the void above it either becomes ventilated at 50mm clear above the insulation or is designed as an unventilated construction with a suitable membrane and vapour control. Which of those applies determines what is happening in the 50mm gap right beside the new rooflight frame, and it is worth having settled rather than assumed.

Overheating, and the roof space in July

A loft room sits directly under the roof, has the largest exposure to the sky of any room in the house, and its glazing is horizontal enough to take the summer sun almost square on. It is the room most likely to overheat, and Building Regulations now take overheating seriously in new work.

Three measures do most of the work. Solar control glass on any south or west facing slope, which cuts the transmitted energy while keeping the room bright. External awning blinds, which stop the heat outside the glass rather than inside it and are far more effective than internal blinds. And an openable unit at the highest point, which lets the hot air at the top of the room leave. The specification side of this is covered on energy efficient rooflights.

Sequencing a rooflight into a conversion programme

On a conversion the roof windows go in early, usually straight after the structure and before insulation and boarding, because they close the roof and make the space workable. That is also the moment when getting the position wrong is cheap to correct and the moment after which it is not.

Two decisions want making before that visit. Whether any unit will be electrically operated, because a cable run costs nothing at first fix and is disruptive later, and that applies particularly to a high unit that will be out of reach from the finished floor. And whether blinds are wanted, since integrated blinds fit into channels that are part of the frame and are ordered with it. Both are covered on electric rooflight installation.

Essex loft stock, and what each type allows

The county gives four broad situations. Victorian and Edwardian terraces in Chelmsford, Colchester and Maldon: steep pitches, cut roofs, generous head height, usually the easiest conversions and often slate covered. Interwar semis across Brentwood, Rayleigh, Hornchurch and the commuter belt: cut roofs with purlins, hipped ends that limit usable width, tile covered, very convertible.

Then the post-war and modern estates at Great Notley, South Woodham Ferrers, Beaulieu Park and across Harlow and Basildon: trussed roofs, shallow pitches, low ridges, where the structure has to be altered by design before anything is possible and unit widths are constrained. And the timber framed and weatherboarded stock around Thaxted, Coggeshall and the Blackwater villages, where the roof may be listed or in a conservation area and the unit is likely to be a flush conservation type. Building Control on a loft conversion

A loft conversion is full Building Regulations work, and the rooflights are one line within a much larger application covering structure, fire, stairs, insulation and ventilation. That is different from fitting a rooflight into an existing room, where the notification is narrow and specific.
