16 things worth knowing about Waltham Abbey roofs

Waltham Abbey sits at the western corner of Essex, with the Lea valley and its marshes on one side and the M25 cutting across the top. The town has a medieval core wrapped around the abbey church, a ring of Victorian and interwar streets, and then substantial post-war estates that were built out through the 1960s and 1970s. Three quite different sets of roofs, within about a mile of each other.

An abbey town on the edge of the Lea valley

The town grew around Holy Cross and St Lawrence, and the street pattern still reflects it. Sun Street, the Market Square and Romeland form a tight historic core with buildings standing shoulder to shoulder onto narrow frontages, and the plots run back behind them.

West of that the ground falls to the Lea and the flood meadows, which are open, low and empty. That matters technically rather than scenically. There is very little to slow the wind between the reservoirs and the western edge of the town, so the roofs on that side take driven rain at pressure that a sheltered inland site does not see. It changes what an upstand needs to be and it changes how a flashing lap is set out.

Wind off the marshes, and what it does to an upstand

The 150mm upstand figure that gets quoted across the trade is not arbitrary. It is derived from two things added together: the depth of water that can stand on a flat roof, and the height that wind driven rain can be pushed up a vertical face.

On an exposed western edge site, the second of those two numbers is larger than it would be inland, so 150mm becomes a floor rather than a target. The same logic applies to laps on a pitched roof: side flashings want their full designed lap rather than the minimum, and an opening set close to a ridge or a verge on an exposed plane is more vulnerable than the same opening in the middle of a slope. Exposure is a survey observation, not a postcode, and it gets recorded on the day.

Wind pressure decides how high water climbs a kerb, which is why exposure belongs in the specification and not just the description.

Timber framing and jetties in Sun Street

The core of the town retains timber framed buildings, some with jettied upper storeys, most now behind later plastered or brick faces. The frames are oak, pegged, and irregular in every dimension.

Rafter spacing on that stock is whatever the carpenter did on the day, with bays of 350mm and 480mm turning up in the same slope and some of them tapering along their length. That irregularity is a design input rather than an obstacle. The opening is set out from what is physically there, measured in the loft with a tape before anything is ordered, and the unit chosen to suit the bay. It is also why standard sizes are more useful than made to measure on historic buildings: the constraint is the gap between two old timbers.

Georgian refronting, and the roof behind it

A number of buildings in the town present a flat Georgian or Victorian face to the street with something considerably older behind. Refronting was cheap and fashionable, and a brick skin with sash windows disguises a frame two centuries its senior.

The roof gives it away. The pitch is steeper than the facade implies, the ridge sits off centre relative to the frontage, and the timbers in the loft are oak rather than sawn softwood. That matters because it is the age and significance of the structure, not the date of the elevation, that determines what consent is protecting and how an opening is formed. A survey that only looks at the outside of a Waltham Abbey town centre building has missed the useful half.

The conservation area around Romeland and the Market Square

The conservation area covers the abbey precinct, Romeland, the Market Square and the older street frontages around them. Inside that boundary, permitted development rights for rooflights are commonly withdrawn by an Article 4 direction.

So a unit that would need no application at all on an estate half a mile east needs a full one here. The unit that gets consent on a visible plane is a conservation rooflight: a slim cast metal frame with a central vertical glazing bar, sitting flush in the plane of the covering with a projection of about 20mm or less. Proportion counts as much as material. A tall narrow unit reads as plausible on a historic roof; a wide landscape opening does not, whatever the frame is made from.

Peg tile, plain tile and pantile in the old core

The older Waltham Abbey roofs are hand-made clay, laid steep, and the town has pantile as well as peg and plain tile, which is worth flagging because pantile is a different flashing problem altogether.

A pantile has a deep S profile with a substantial roll, so a flat apron laid across it bridges the troughs and water tracks underneath. The kits made for low profile pantile exist and are specific, and where the tile is hand-made and irregular the honest answer is often a hand-formed lead detail instead. Plain and peg tile take soakers dressed between the courses. In every case the tiles around the opening are lifted, sorted and relaid, with reclaimed stock of the right make and colour used for any breakages.

Flats above shops, and who owns the roof

The town centre frontages carry flats and maisonettes above ground floor commercial units, and ownership there is rarely as simple as the occupier assumes.

On a leasehold flat the roof is usually demised to the freeholder, so the freeholder’s written consent is required before anything is cut into it. Permitted development rights do not apply to flats and maisonettes in any case, so planning permission is needed regardless of conservation status. Neither is an obstacle, but both take weeks rather than days, and they run in parallel with the listed building position rather than after it. Establishing the tenure at the outset is what keeps a programme honest.

The Ninefields and Roundhills estates

The large post-war estates on the eastern side of the town were built quickly and consistently, and the roofs reflect that. Shallow pitches in concrete interlocking tile, some mono-pitched forms, and a substantial amount of flat roof.

Concrete interlocking tile has a deep profile and needs a flashing kit designed for that depth, or the apron bridges the troughs in the same way a flat apron does on a pantile. The pitch is the other constraint: a good deal of this stock sits between 15 and 22 degrees, which is at the lower end of what most roof windows are rated for. Taking the pitch with a level at three points along the plane, rather than reading it from a plan, is what decides whether a standard unit is viable or whether a low pitch specific detail is needed.

Flat roofed blocks and the deck underneath

The town has a good stock of flat roofed maisonette blocks and single storey sections built in the same period, and those decks share a history.

The original covering was almost always built-up bituminous felt on a timber or chipboard deck, and very little of it is still the top layer. What is usually found is an accumulation of felt, an overlay, sometimes a liquid coating, and in the last twenty years a single ply membrane or a GRP laminate. Each layer raised the level without adding fall. That governs the kerb: the upstand has to be set out to finish at 150mm above the final surface once the make-up and the new membrane are on, which means building it taller than the nominal figure from the deck.

The later phases of housing on the eastern and northern edges use trussed rafter roofs, typically at 600 centres under concrete tile.

A truss is an engineered component whose webs and bottom chord carry load in tension and compression, so cutting one is a different act from cutting a rafter. A roof window here is sized to fit between trusses rather than through them, which usually caps a single unit near 550mm wide unless a structural engineer designs a trimming solution. Two narrow units spaced along the slope is very often the better answer anyway, because the light spreads further into the room than a single wider opening set in one place.

Low ground, high humidity and condensation

Ground near the Lea holds moisture, and older buildings standing on damp ground carry more humidity in their fabric than a modern house does. That changes the arithmetic on any new glass.

Surface condensation forms when warm moist air meets a cold surface. It is physics rather than a fault, and there are two levers. A warmer inner pane, which means attending to the U-value rather than accepting whatever is cheapest in the range, and a route for that moist air to leave, which an opening unit at the highest point of a room provides without a fan. Condensation appearing between the panes is a different thing entirely: that means the sealed unit has lost its seal, and it wants replacing.

Industrial roofs on the gunpowder mills side

North west of the town the former Royal Gunpowder Mills site carries a concentration of listed and scheduled industrial fabric, and the buildings around that part of the town include workshop and light industrial roofs of a type the housing stock does not have.

Those are wide span structures with shallow pitches, purlin and rail systems, and profiled sheet or membrane coverings rather than tile. Daylight there is a different exercise: units are usually laid out on a grid to give even illumination across a floor, sized to the sheet or purlin module, and the weathering follows the sheet profile. It is the same principle as a domestic job scaled up, but the module rather than the room governs where the glass goes.

Green Belt, and building up rather than out

Waltham Abbey is ringed by Metropolitan Green Belt and the Lee Valley Regional Park, which caps how far dwellings on the fringes can grow outwards. As in the rest of this corner of Essex, that pushes work inwards: loft conversions, garage conversions and existing rooms being made usable rather than new footprint being added.

Where a loft is being brought into habitable use, Part B is engaged and one opening usually has to serve as a means of escape, which imposes a clear openable area and a maximum height of that opening’s base above the floor. On a steep historic roof that puts the escape unit lower down the slope than the daylight argument would like, which is normally resolved with two units: one placed for escape and one placed for light.

What a Waltham Abbey survey records

The survey records the covering and its profile, the pitch measured at more than one point, the rafter centres and timber sections taken in the loft, the purlin positions, the flat roof build-up and its fall where one is involved, the exposure of the site, the internal ceiling line, and the access route for materials and waste.
