View this service →Maldon sits on a ridge above the head of the Blackwater estuary, and that single fact shapes almost every rooflight job in the town. The High Street climbs from the Fullbridge to the church, the plots fall away behind it towards the water, and the roofscape steps down in short independent runs rather than stretching out in long parallel slopes. Two houses three doors apart can present completely different problems.
What follows is the working detail: the coverings that dominate the town, the constraints that come with a dense listed core and a large conservation area, the access reality of a burgage plot, and the perimeter work that decides whether an opening is still dry after ten easterly winters. Building along a slope means terraces step. Each house in a run has its own short roof, its own eaves height and a party wall carrying up between it and the next, sometimes with a parapet and a secret gutter behind it. That is a very different situation from an open slope with nothing to abut.
The consequence for a rooflight is position. A unit set close to a party wall or a rising flank has to be weathered against masonry as well as into the covering, which means a cover flashing chased into a brick joint and pointed, not a proprietary kit doing the whole job. Three hundred millimetres of clear covering on every side of the opening is the working minimum, and on a stepped Maldon terrace that clearance is often the thing that decides where the glass goes.
The older stock in Maldon carries handmade plain clay tiles, many of them pegged rather than nibbed, laid at forty five degrees or steeper because an early plain tile relies on pitch and lap rather than any interlock to shed water.
Handmade tiles are cambered in two directions, so they bear on each other at points rather than across flat planes. Stripping back around an opening breaks a proportion of them, and that has to be planned for rather than discovered. The method is to lift carefully, sort the sound tiles, re-lay the best of the salvage where the roof is seen from the street, and keep any new tile for the courses that are hidden. The flashing kit for a plain tile roof uses soakers dressed between the courses, which is slower than an apron over an interlocking tile and looks entirely different when it is done properly.
A fifty degree slope is comfortable territory for a roof window. Most units are rated well beyond it, and water leaves that surface fast. The complication is internal geometry rather than weathering.
On a steep pitch, a given vertical rise eats less slope length, so a standard window occupies more of the wall of the room and less of the ceiling. Set the cill around a metre above the finished floor and the head at two metres or so, and the view is level with a standing adult rather than a rectangle of sky above their head. Get that wrong on a steep Maldon roof and you have a window you look at rather than through. Access is the other side of the coin: anything over about forty degrees wants roof ladders and edge protection, and that appears in the price.
The conservation area takes in the High Street, Market Hill, the streets running down to the Hythe and a good deal besides. Permitted development rights for rooflights are commonly withdrawn inside it by an Article 4 direction, which turns a job that needed no application into one that does.
Where consent is granted, the usual condition is that the unit reads as historically plausible: flush or close to flush with the plane of the slope, a slim black frame rather than a white plastic surround, and a central glazing bar. That is exactly the specification a conservation rooflight is built to meet. Rear slopes are easier than street elevations, and a small unit in the right place is usually a shorter conversation than a large one in the wrong one.
Maldon carries a density of listed fabric that is high even for an Essex market town. Listed building consent is a separate permission from planning, it applies to the inside as much as the outside, and it is the historic roof structure rather than the appearance that tends to be the sensitive part.
The design that gets through is usually the least invasive one. A unit sized to fit between existing rafters, with no principal timber cut, no purlin notched and nothing that could not be reversed, is a proposal a conservation officer can say yes to. A wide opening trimmed through a medieval roof is a much longer road. The point of establishing this early is that it changes the product, not just the paperwork.
Open up a genuinely old Maldon roof and the drawing goes out of the window. Rafters are hand cut from irregular stock, spacings wander between three hundred and fifty and six hundred millimetres in the same slope, timbers are cranked, and the plane of the roof follows the timber rather than a string line.
That has two practical effects. Standard unit widths that assume four hundred or six hundred centres often will not drop between two adjacent rafters without trimming, and a frame set true will not sit flush against a slope that is not. Both are solved by measuring the actual opening after the covering is stripped back, which is why a survey on this kind of house includes lifting tiles rather than looking from the ground.
The medieval plot pattern is still legible in Maldon: long narrow strips running back from the High Street frontage, with buildings tight to the pavement and no side access at all on many of them.
A three metre roof lantern does not go through a Georgian hallway, and that is a design input rather than a delivery problem. The options are a smaller unit, two units side by side, or a lift over the roof from the street with the traffic management that implies. Waste comes out the same way it went in. Access of this kind moves a Maldon price more than the glazing specification does, and it is worth settling at the first conversation.
Rear slopes on the south side of the ridge look out over open water, and open water reflects. The light arriving at a Maldon roof at either end of the day comes in at a shallow angle off the estuary as well as down from the sky, which is bright and rather lovely and also a source of glare that inland houses do not get.

Maldon is a coastal town in every sense that matters to a fixing. Salt-laden air accelerates corrosion on anything ferrous and works on the cut edges of coated metals, and the closer to the Hythe the more obvious it becomes.
The specification answers are unglamorous and worth insisting on. Stainless fixings in A4 grade rather than A2 for anything exposed. A powder coat rated for a marine environment on aluminium frames and flashing trims, with the certificate to say so. Lead or a proprietary flashing that tolerates salt without pitting. On a timber framed unit, the factory finish is the one that lasts, and site-applied touching up on a cut end is where the weather starts.
The Victorian and Edwardian streets off Fambridge Road and Wantz Road follow the standard pattern: a two storey main range with a single storey rear outrigger, usually the kitchen, usually the least daylit space in the building.
A flat rooflight over that outrigger is one of the highest value moves available in this kind of house, because it lights the far end of a deep plan that no window in the back wall can reach. The detail that matters is the abutment. Where the outrigger roof meets the rear wall of the main house, the upstand and the covering have to rise up that wall and be terminated in a chased flashing, and the kerb around the glass has to hold its hundred and fifty millimetres above the finished surface at the wall end as well as at the eaves.
Flat roofs on Maldon rear additions frequently drain to a single outlet or to a parapet gutter shared with next door. That is a very small target, and a rooflight kerb placed upstream of it changes the flow pattern across the surface.
The right order of work is to establish the fall and the outlet position before deciding where the glass sits, not after. Water standing for more than about forty eight hours after rain is ponding, and ponding against a kerb finds any weakness in the detail eventually. Where a survey shows the fall is tired, sorting the drainage first and setting the unit into a roof that sheds properly is the cheaper sequence, even though it does not feel like it on the day.
Most unconverted Maldon roofs are cold roofs: insulation sits at ceiling level and the void above it is ventilated at the eaves and often at the ridge. Trimming a roof window into that slope creates a lined reveal that connects the room to the rafter zone.
If insulation is then packed tight against the underside of the covering around the reveal, the ventilation path closes and moisture collects in the timber above it. The detail is a fifty millimetre clear air gap maintained above the insulation across the full width of the trimmed opening, with counter battens where the underlay is not a breather type. It is invisible once the plasterboard goes on, which is precisely why it gets left out.
Fitting a new rooflight or putting a modern unit into an existing opening is notifiable work in England. Part L governs the thermal performance, Part K applies where there is a risk of falling through or from the opening, and Part B comes in where the unit serves as a means of escape from a habitable room in the roof.
