View this service →Halstead is built on the side of a valley, and that single fact separates it from every other town in the Braintree district. The High Street drops steeply from the church down to the Colne, Townsford Mill sits white and weatherboarded across the water at the bottom, and the houses on either bank look directly at each other’s roofs. A rear slope in Halstead is not a private slope. This page covers what the gradient does to the work, what is on the roofs on both sides of the valley, and how a job is run on a street that falls away under your feet.
In a flat town the rule is simple: the front slope is public and the back slope is not. Halstead breaks that rule. A house on the north side of the valley presents its rear roof to everybody standing on the south side, and the same is true in reverse, so a slope that is invisible from its own street can be the most visible plane on the building.
This changes the conservation conversation and it changes where a survey looks first. The question is not which slope faces the road, it is which slope can be seen from anywhere a person can legally stand. On the streets running down to the bridge that is usually both of them, and the answer is often a unit chosen for its profile rather than its price.
Buildings on a falling street are built in steps. A pair or a short run shares a level, then the next pair drops, so ridges descend the hill in stages and every party wall between the groups carries a change in height. Some of those steps are half a storey.
Two consequences follow for a rooflight. Where a neighbouring roof stands higher, it shades the slope beside it in the morning or the afternoon depending on which way the hill faces, so orientation alone does not tell you what light a room will get. And a unit placed close to the step wants clear covering either side of it to lap into, because a flashing squeezed between an upstand and a rising party wall creates a narrow trough that collects everything the wind brings down the hill.
Halstead’s two sides behave completely differently. The slopes that face south across the valley take strong direct sun for most of the day and heat up quickly in summer. The slopes facing north get steady, even, shadowless light and almost no solar gain at all.
The specification follows. On a north facing plane a generous area of fairly neutral glass is entirely reasonable and the room stays comfortable. On a south or south west facing plane, solar control glass is the sensible call and the glazing area belongs at the lower end of the fifteen to twenty per cent of floor area guide. The g-value is the figure that governs it: lower means less solar energy through the glass, at the cost of a little light. Getting that wrong produces a room that is unusable by mid afternoon in July.
The mill at the bottom of the hill is the image the town is known for: a long white weatherboarded range spanning the river, built for Courtauld’s silk and crape work. It is not alone. Weatherboard turns up all over the valley bottom on outbuildings, workshops and the rear ranges of houses.
Weatherboard matters to a rooflight job in a practical way. A boarded wall gives a scaffold nothing solid to tie into, so ties are taken through openings into the frame behind or the scaffold is designed to stand independently. And where a weatherboarded building has been converted, the roof above it is frequently a wide span industrial structure rather than domestic rafters, which means an opening is engineered rather than trimmed.
The mills brought workers and the workers needed housing, so Halstead has long runs of nineteenth century terraces climbing the streets off the High Street and around Trinity Street and Factory Lane. They are plainer than the merchant houses above them and they are consistent in form.
Two storeys, a single storey rear outshut, hand cut rafters at roughly four hundred millimetre centres with a purlin picking them up at mid span, and party walls carried up between each pair. Rafters at four hundred centres leave under three hundred and fifty millimetres of clear space, which is narrower than any unit worth fitting, but a hand cut roof can be trimmed. Rafters either side doubled, trimmers across head and sill, load taken around the opening. Routine carpentry, and the reason these houses take a wider unit than a modern estate house does.
The Victorian expansion of Halstead is largely slated, because the railway reached the town in the eighteen sixties and Welsh slate became the default covering for anything new or re-covered after that date. Older buildings above them carry handmade clay peg tile and plain tile.
The distinction decides the flashing. Slate is thin and flat, laid to a fine regular gauge, and takes a low profile kit dressed tight to the surface. Peg tile is thicker with a cambered face and an irregular gauge, and takes lead soakers dressed course by course. Concrete interlocking tile, on everything re-covered since the nineteen seventies, has a deep roll and needs a kit built for that depth or the apron bridges the troughs and leaves an open channel under the flashing.
The Colne valley holds damp air. On still autumn mornings mist sits in the bottom of the town for hours after the higher ground has cleared, and the buildings down there carry more moisture in their fabric than the ones up by the church.
Two things follow. External condensation on the outer face of a very well insulated rooflight is more common in the valley bottom than on the hill, because a good unit keeps so little heat on its outer pane that dew forms on it exactly as it does on a car roof. It is a sign the glass is working, it clears with the morning, and it is worth knowing about before it happens. Separately, timber near the eaves in a damp building is more often soft where it bears, so a survey probes rather than assumes.
The Georgian and early Victorian houses on the upper High Street and Head Street are tall and narrow with attic storeys that were built as servants’ rooms and storage. Many are now bedrooms and studies, and almost all of them are under lit.
These roofs are steep, often forty five degrees or more, with collars tying the rafters at around head height. The collar is the constraint on where a unit can go, because an opening cannot cross it, and it is also the thing that limits standing room. The working answer is a unit set in the slope above the collar line where the roof still has depth, throwing light down onto the floor rather than across it. Where the room is a bedroom reached by one stair, Part B may require the opening to serve as escape, which sets a minimum clear size and a maximum sill height.
Access here costs more than it does on the level and it is better priced honestly than found on the day. A scaffold on a falling street is built off adjustable base plates and sole boards stepping down the gradient, and it takes longer to erect than the same scaffold on flat ground.
Where the structure has to stand on the footway or in the carriageway, a licence from the highway authority is needed and it has lead time. Many of the terraces have no side gate, so materials and waste travel through the house on boards and under sheets along a route agreed before anyone starts. A skip on a hill needs positioning with some thought and a permit from the council. All of this is settled at survey and priced into the fixed figure.
Halstead gardens are full of timber outbuildings: workshops, stores, garden rooms and former workshops from the town’s industrial period, boarded and painted, with shallow roofs in corrugated sheet, felt or later profiled metal.
Converting one into a usable room almost always involves daylight from above, because the walls are close to boundaries and windows are limited. Profiled sheet takes a rooflight through a purpose made upstand fixed through the crowns of the profile with sealing washers, not through the troughs, and the covering is dressed and lapped over the upstand from above. Where the structure is light, the additional weight of a glazed unit is checked against what the purlins are carrying rather than assumed to be fine.
Above the old town the twentieth century estates spread out onto the higher ground towards Mount Hill, Colne Road and the Hedingham direction. The building stock changes entirely. Interwar semis with hipped concrete or clay tile roofs, then post-war housing, then trussed rafter roofs from the mid sixties onwards.
A truss cannot be treated like a rafter. Its webs are engineered members carrying load in tension and compression, so units are sized to the clear gap between trusses, which typically caps a single opening at something under six hundred millimetres wide. Two units in adjacent bays deliver the same glass area with the structure untouched. The interwar houses are the easier of the two, because a purlin roof strutted off a spine wall trims readily and the loft is often boarded already.
Bungalows and the later estate housing on the higher ground run at shallower pitches than anything in the old town, sometimes twenty degrees or less, and that is where a product limit starts to bite.
Most roof windows are rated from fifteen degrees. Some are approved from ten with a specific underlay and flashing detail, and below that the manufacturer will not stand behind the weathering, which is a statement about physics rather than about caution. On a genuinely shallow roof the honest answer is either a unit rated for that pitch with the correct detail, or a kerb built up to carry a flat rooflight instead. Both work. Fitting a fifteen degree unit to a twelve degree roof does not.
Rear extensions across Halstead are flat roofed, in felt, GRP or single ply, and on a sloping site they very often sit below the main roof taking its run-off as well as their own rainfall.
The kerb under a flush unit wants one hundred and fifty millimetres from the finished surface to the top of the upstand, and on a roof collecting water from a large slope above it that is a floor rather than a target. The roof itself wants a fall of at least one in eighty. Where a survey finds water still standing forty eight hours after rain, the fall gets corrected first and the glass goes in second. A flat rooflight on a sound kerb over a rear kitchen is the most common single job in this town.
Halstead’s conservation area takes in the High Street, Head Street, the buildings around the church and the mill area at the bottom of the hill, along with a number of the streets running off them. Within it, permitted development rights can be withdrawn by an Article 4 direction, and that is checked before anything is ordered.
The expectation on a visible slope is a unit that sits flush with the covering in a slim dark frame with a central glazing bar, reading as a historic light rather than a modern window. Because of the valley, more slopes count as visible here than the street layout suggests. A conservation rooflight is the usual specification, and listed building consent applies separately on the listed stock, covering the interior as well as the exterior.
New rooflights and replacement units are both notifiable under the Building Regulations in England, engaging Part L for thermal performance, Part K where there is a risk of falling and Part B for escape openings.
