Does a rooflight affect an EPC rating?

The short answer

Yes, and by more than the glass area would suggest, because the assessment software treats overhead glazing as a distinct element with its own orientation and its own default assumptions. Whether the effect is up or down depends almost entirely on what is being replaced and what evidence the assessor is given on the day.

Swapping an old polycarbonate dome for a modern glazed unit reliably moves the rating in the right direction. Adding a large new area of glazing to a roof that previously had none can move it the other way, even when the unit is excellent. What the certificate is modelling

An EPC is not a measurement of the house. It is the output of a standardised calculation, RdSAP, which takes dimensions, construction assumptions and heating system data and produces a modelled energy cost per square metre of floor area. That cost is then mapped onto the familiar band from A to G.

Because the metric is cost rather than energy, the heating system and the fuel dominate the result. Fabric improvements move the number, but they compete against a boiler swap or a change of fuel, and against insulation measures that cover a much larger area than any rooflight. Knowing that stops the expectations from running ahead of the arithmetic.

How the assessor records a rooflight

Rooflights are entered as glazing in the roof element rather than as part of the roof construction. The assessor records the number, the approximate area, the frame type, the glazing type and the orientation, and rooflights in a flat or shallow roof are entered as horizontal.

Horizontal is the important part. The calculation applies a different solar access and a different heat loss treatment to a horizontal opening than to a vertical one, because a horizontal surface sees the whole sky rather than half of it and loses heat upward more readily. A rooflight is therefore not simply modelled as a window that happens to be high up.

The assessor records what can be evidenced, and assumes the rest from the age of the building.

Default assumptions, and what they cost you

Where no evidence is presented, the software applies a default by age band. A dwelling recorded as having had its glazing installed before 2002 receives an assumed U-value well above 2.0 W/m²K. Post-2002 double glazing draws a better default. Any glazing the assessor cannot date will be assumed to be as old as the building.

So a household that fitted an excellent triple glazed rooflight in 2019 and cannot produce anything to show for it will be assessed as though the roof still carries whatever was originally there. That is not the assessor being difficult. It is the protocol, and it is entirely avoidable with a sheet of paper.

The evidence that changes the entry

Three documents move a default to a recorded value. The completion certificate from the Building Control notification, which dates the work and confirms it was signed off. The manufacturer’s declaration of performance, which states the thermal transmittance and the standard it was tested to. And the installation invoice or specification naming the unit model and the glass make-up.

Keeping those three together in one folder is worth more at assessment time than a good deal of the money spent on the glazing itself. A band boundary sits every twelve to thirteen points, so a single rooflight rarely changes the letter by itself. It can push a house that is sitting at 67 or 68 across into band C, which is the boundary that carries the most weight with lenders and with the rental sector. Where a property is close to a boundary, the small measures are the ones that decide it.

Why adding glazing can score against you

A well insulated modern roof might sit at 0.15 W/m²K. The best rooflight on the market is around 0.6. So every square metre of glass replaces four square metres worth of roof performance, and the calculation registers that faithfully.

What the calculation gives back is solar gain, and for a horizontal opening it gives a reasonable amount. In a house with a heat pump or a modern condensing boiler the net effect of a modest rooflight is close to neutral. In a poorly heated house it shows up as a loss. This is the arithmetic behind the point that glazed area has an optimum rather than a maximum, and it is why a survey asks about the room before it asks about the product.

The daylight credit the assessment never gives

Here is the honest limitation of the whole exercise. RdSAP applies a fixed lighting energy figure derived from floor area and the proportion of low energy fittings. It does not model daylight at all.

So a rooflight that removes the need for a light to be on in a north facing kitchen through the whole of a December afternoon receives no credit whatsoever, while its heat loss is counted in full. That is a known weakness of a simplified model rather than a judgement on rooflights, and it is the main reason the EPC should not be the deciding input on whether to put daylight into a room.

Where the rooflight sits against everything else

For most Essex housing the measures that move the certificate hardest are loft insulation depth, heating controls, the heating system itself and, in the older solid walled terraces around Chelmsford and Colchester, wall treatment. Those cover large areas or change the fuel cost directly.

Glazing sits below them in the ranking, and rooflight glazing sits below the windows because there is less of it. That ordering matters if the certificate is the goal. If comfort and daylight are the goal, the ordering is different, and specifying the rooflight well simply means it does not cost you anything on the certificate while it does what you actually wanted.

Before an assessment is booked

Find the completion certificate and the product declaration and have them out on the table. Note the year the units were fitted and the model name. If a rooflight was installed under a previous owner and no paperwork exists, the local authority Building Control record can often be searched and a copy obtained.

Then be present for the visit. An assessor working alone in an unfamiliar house records what is visible and defaults the rest, and a rooflight in a high ceiling with no accessible frame edge is exactly the kind of element that gets defaulted. Ten minutes of conversation and one folder of paperwork is frequently worth more on the certificate than the last increment of glazing specification cost.
